This tenant improvement project involved the build-out of 6,000 square feet of unoccupied space and 2,000 square feet of occupied space on another floor. High-end finishes included intricate designs on FizFelt wall coverings and unique Barz ceilings with specialty ceiling clouds.
Phasing work by floor allowed the client to maintain a seamless working environment. Balfour Beatty successfully expedited client requested specialty finish materials to meet schedule deadlines.

Howard S. Wright, a Balfour Beatty company, created a new 16,000-square-foot space for the Northwest Energy Efficiency Alliance (NEEA). NEEA’s space is a combination of closed offices, open office, specialty storage areas, various meeting areas and break areas that accommodate the entire company as well as visitors and events. The space maximizes natural light and natural materials to reflect NEEA’s values of energy stewardship.

Balfour Beatty relocated and constructed a new 22,143-square-foot office and showroom for BBQ Guys, an outdoor living and grill retailer. The project included interior construction of an occupied, populated, two-story space in the Halcyon, a mixed-use development. The 6,700-square-foot showroom and design center is located on the first floor and includes a street-level patio space for grilling demonstrations.

This 145,000-square-foot, six-floor buildout in Granite Tower houses the leadership and business divisions of Signify Health. The project involved six floors of demolition and build-back of interior improvements including break rooms, training rooms, a new reception area and open ceilings. A new monumental staircase was also added to connect two floors. Phased construction allowed Signify to continue operations with minimal disruption.

For Tavistock’s new development in Orlando, Florida, Balfour Beatty completed 9,789 square feet of improvements across two floors within an active office building for a financial services client. The $5 million project included modern and open-concept office spaces, meeting and training rooms, two cafés and new restrooms.

Chemical manufacturer Clariant Corporation engaged Balfour Beatty for the relocation and upfit of their North American headquarters. The 30,000-square-foot, full-floor project features new meeting rooms, spacious and naturally lit collaboration areas and a comfortable breakroom.

Balfour Beatty delivered this phased demolition and rebuild of four-and-a-half floors in a occupied building. A central design feature of this project is a monumental staircase connecting four floors, which required the construction team to cut an opening through three floors of the building.
Haynes & Boone – Legacy West

This high-end project for a law firm in Plano's Legacy West development involved the build-out of 26,735 square feet of first-generation space on one floor. Features of the new space include open and private offices, lounge spaces, collaboration areas, a conference center and lobby. Our team installed removable glass partitions known as nana walls in the conference center to enhance flexibility of the space.

For this law firm’s newly relocated corporate offices, Balfour Beatty completed an extensive, 83,000 square-foot, three-floor upfit. The new headquarters offers space for more than 280 employees, meeting rooms, a fully equipped café and employee coffee areas on each floor. The firm’s office space also includes customizable, collaborative spaces with Skyfold walls to control the size of each space. Delivered in just six months, this first-generation space provides Parker Poe employees and their clients a serene and private space for legal services.

This 55,000-square-foot phased renovation included a complete gut of the occupied, three-story building. Remodeled elements consisted of interior office space, new radio production facilities, audio/visual editing rooms, acoustically rated finishes and a highly secure reception area, including bullet-resistant entry and critical infrastructure for data management. Sitework included new concrete entry, sidewalks and non-conforming site upgrades that tie into the surrounding city streets and sidewalks. All work was completed successfully while the facility remained fully operational with no disruption to the broadcasting system.

This project features the three-floor, 71,990-square-foot renovation of Willis Towers Watson’s 500 North Akard Street offices in Dallas. A dramatic monumental staircase connecting the three floors and unique lighting throughout give the space a futuristic look and feel. Construction included nine new rooftop units flown in by helicopter and reconfiguration of a three-story atrium with new ceilings and lights.

These projects include 11-story and 10-story tenant improvements in two neighboring buildings encompassing 500,000 total square feet. The buildouts included office space and an associated support program, a large-scale kitchen with café and dining amenity spaces in each building and enhanced micro- and nano-kitchens on each floor. The project team coordinated with another contractor to build these spaces on the heels of shell and core construction and successfully turned over the project on time amidst the COVID pandemic.

Balfour Beatty completed a full-floor tenant improvement on the 18th floor of One Main Place in downtown Portland, Oregon, for a law firm specializing in construction defect litigation. The scope of work included perimeter offices supported by open-concept workstations at the core, a breakroom and office support rooms. The design promoted inter-office communication and maximized daylight to the interior. High-end finishes included wood-veneered reception walls, ceilings and adjacent visitor and coffee lounges.

Natural Gas Partners relocated from their current office at William’s Square to the newly built Harwood 10 building in Downtown Dallas. Balfour Beatty customized their new space, including an office finish-out, kitchen upgrades and a war room. The scope also included back-painted glass feature walls in the elevator lobby and a reception area with high-end veneer cladding running throughout the space. The project was a finalist for a 2019 interior design award.

This seven-floor, 160,000-square-foot tenant buildout of Barings’ corporate headquarters includes frameless glass offices, a wellness room, a break room, copy and print rooms and conference rooms and three top floors connected by a monumental stair. The reception and executive floors feature a catered café and coffee bar, a 4,200-square-foot private terrace, oversized conference and meeting spaces and a 2,200-square foot Sky Room for training and telecommunications.

Balfour Beatty, as part of a tri-venture known as Builders 2020, provided construction services for the multi-phased renovation of a historic campus for a world-renowned corporation based in Atlanta, Georgia. The site includes several large and small buildings, primarily housing offices and laboratories. The renovations encompass six specific buildings totaling approximately two million square feet.

This project involved relocating a law firm from one floor to another in the same building and connecting the new space to a third occupied floor via a new monumental stair. Key elements of the project included a renovated lobby/reception area, private offices, conference rooms, new restrooms and coffee/lounge areas, as well as a complete mechanical, electrical and plumbing (MEP) systems re-work. Phased construction provided swing space for employees to continue working while the renovation was taking place. The project team also provided a regularly updated, phased schedule to the client with a clear picture of completed areas.
Howard S. Wright, a Balfour Beatty company, provided full preconstruction and construction services for this high-end law firm located on the top three floors of Broadway Tower in Portland, Oregon. This 27,096-square-foot, state-of-the-art office space includes glass front offices, expansive meeting and collaboration spaces, high-end finishes, design-build mechanical, electrical and plumbing (MEP) systems and an expansive, interconnecting stair. Our interiors team carefully coordinated with our company’s core and shell team to tie into existing MEP systems and equipment, enabling the project team to suggest significant and impactful changes to the core and shell of the building including the addition of the centralized connecting stair and a full-height sliding glass wall system that opens to the 19th floor terrace.

The 50,000-square-foot, curved-theme space features an open atrium with an interconnecting grand stair. Glass conference rooms throughout can change to private meeting areas surrounded by electrified glass with just the flip of a switch. The 125,000-square-foot legal floor features open office space, individual, small and medium conference rooms as well as sit-stand workstations—a modern twist to promote collaboration.

To transform this mixed-use building’s rooftop, Balfour Beatty constructed a new concrete slab atop the building. Bolstered by structural steel, the new rooftop slab tied into existing penthouse spaces, conference rooms and lounges. Our team also renovated the existing penthouses into new restrooms featuring all new automatic fixtures and mosaic tiled walls and lifted a new rooftop air handler to the building’s mechanical yard, along with steel dunnage and louvers.

The complex ground floor and lobby renovation of this Class A office building includes extensive improvements to the ground floor façade, interior lobby, common areas, tenant spaces and conferencing center. Creative project phasing ensured tenants of the building had complete and unfettered access to the elevators during demolition and construction. Howard S. Wright, a Balfour Beatty company, also completed multiple spec suites and tenant improvements, elevator and lobby corridors and restroom upgrades within the building while the Class A office building remained occupied.

This project consisted of a multiple-phase lobby renovation and exterior courtyard renovation of a high-end office building. Renovation included ten elevator cabs and a new reception desk. Multiple temporary walls were constructed using coroplast and poly curtains to create a unique and high-end renovation barrier. To ensure the work was completed safely and securely, Balfour Beatty also maintained close coordination with the facility team throughout the project lifecycle.

The Rotunda Repositioning project encompassed the renovation of three floors of core restrooms, all service elevator lobbies, parking garage elevator lobbies, corridors and the two-story main entry lobby. The team worked to re-tile restrooms, replace lobby stone with hard tile and install additional millwork panels for the lobbies. Additional upgrades included corridor painting, installation of new carpeting, exterior improvements to the patio and entrance and new elevator finishes. A phased approach with significant nightwork limited any inconvenience to the tenants.

Balfour Beatty completely transformed this Class-A office building with a 4,000-square-foot lobby renovation and 6,000-square-foot fitness center renovation. To renovate the lobby, our team converted the existing granite terraced design to a warm, park-like space with floor framing, planter boxes, trellises and a stone reception desk. The latter component converted an existing restaurant space into a new state-of-the-art exercise facility more desirable for building tenants, featuring a weight room, studio, locker rooms and restrooms.

This renovation project brought new life to a building that sat vacant for years in a prime Seattle location. The project included renovations and exterior envelope upgrades to the four-story, 80,000-square-foot office building. The scope also involved major seismic upgrades that required drilling more than 10,000 holes into the concrete slabs and footings, ranging in depth from six inches to five feet. The project received the 2015 Engineering News-Record (ENR) Northwest Best Projects Award of Merit for Renovation.

The Watermark project consists of interior and exterior improvements to two adjoining buildings formerly known as River Forum I & II, aimed at enhancing the main lobby and giving the four-acre corporate campus a more modern and inviting feel with its unique riverfront setting. The project included a large, custom millwork package and the addition of a fitness center, lounge, locker room upgrades, bike parking and interior upgrades in all common spaces of both buildings. Exterior improvements included a new entry courtyard with shared private patios, an outdoor “Great Room” with built-in seating, a pergola and a sundeck and lounge area.

This project encompassed two concurrent 180,000-square-foot tenant improvements in adjacent buildings over just six months. Construction began with demolition of the interior space, leaving nothing but existing concrete flooring and exterior walls. Two grand atriums were added to each building, which required cutting through three stories of existing post-tension slabs. The project received three prestigious industry awards: the Design-Build Institute of America (DBIA) National Award of Merit – Commercial Office and Best in Design – Architecture, the National Association for Industrial and Office Parks (NAIOP) Night of the Stars Redevelopment/ Renovation of the Year and People’s Choice Award and Engineering News-Record (ENR) Northwest Best Projects Award of Merit for Interior Design/Tenant Improvement.

Located in the heart of Inman Park, next to Atlanta’s bustling BeltLine, the historic Krog Street Market features a West-Coast-style market selling produce, goods and prepared food. Balfour Beatty expanded the property to include two new brick and metal panel buildings, including one four-level building, one three-level building and one pre-cast, five-level parking deck, totaling approximately 122,000 square feet.

Balfour Beatty provided demolition, renovation and construction services to transform 18,000 square feet of offices into new high-end, vibrant, retail storefronts with luminous signage. Additional upgrades to the building included installation of a new service elevator, removal and replacement of an existing storefront and the reconfiguration of an existing parking lot to accommodate retail parking. Exterior work included new curbs and gutters, sidewalks and asphalt resurfacing.

This adaptive reuse project included the rehabilitation and restoration of existing, pre-war row house buildings in historic, downtown Atlanta. Our team converted these landmarks into 32,200 square feet of office tenant spaces and 13,800 square feet of retail and restaurant tenant spaces. The project involved the structural rehabilitation of existing wood timber frame construction, restoration of existing skins, new roofing and windows and new MEP systems to create a rustic space with modern comforts.

Balfour Beatty converted the existing lowest floor of a law firm’s headquarters, previously used as office and storage space, into a new parking structure. The team completely gutted the space and added a new concrete ramp to connect the added space to existing parking levels. Throughout the $1.8 million project, our team employed creative solutions to avoid disrupting parking in the occupied garage above. Our team also extended the existing elevator to the new parking floor and constructed a new elevator lobby.

This LEED® Gold project consisted of modifications to two adjacent buildings in Portland’s Chinatown district and included a seismic retrofit and core and shell component. Build-out of this 90,000-square-foot facility converted the former warehouse into creative office space and reinforced the existing office building for improved seismic safety. The project celebrated the historic character of this 1930s warehouse, highlighting the exposed concrete and heavy timber structural elements while introducing modern amenities.

This 20,790-square-foot upfit of the Original Lance Cracker Factory includes co-working and event space, utilizing most of the existing architectural details of the structure. The space features exposed ceilings, brick walls, sealed concrete flooring and a soundproof podcasting studio. The project also utilized DIRTT demountable office systems for modular interior offices.

This retrofit project at Georgia Southern University’s (GSU) Armstrong Atlantic campus transformed an existing, 25,000-square-foot Student Recreation Center into a Discovery Center resembling Savannah's Forsyth Park. The center features 18 replicated storefronts surrounding a makeshift green space. The facility serves 15,000 local middle school students annually, providing students with continued exposure to Junior Achievement’s (JA) innovative youth financial literacy programs.

This comprehensive remodel included upgrades to the lobby, guest rooms, all common areas and corridors. The dynamic interior design surrounds guests with luxury accommodations and showcases artwork from emerging local artists and photographers. Our team also performed exterior upgrades that include a re-roof of the building and replacement of mechanical units for all rooms. With phased upgrades performed to two floors at a time, the hotel remained occupied throughout the six-month conversion.

Located in Portland’s Old Town Chinatown neighborhood, this project coupled a hotel in disrepair with a new nine-story tower, creating a boutique hotel that has helped revitalize the area. The project included 122 guestrooms, a coffee shop, a restaurant and multiple bars. The renovation required a seismic upgrade of the existing concrete and wood structure with upgrades to foundations, new steel brace frames and additional shear walls and diaphragm strapping/reinforcement. Our team also lowered the basement by twelve inches to create a more habitable space.

Airbnb wanted a spacious and bright dining facility to encourage collaboration The result is a flexible space that can accommodate large company events and meetings. The seven-month project included work within an occupied office and residential building and includes a full kitchen, areas for dining, food assembly and storage, modern lighting and acoustically engineered features.

This design-build project entailed replacement of 37 skylights,
24 rooftop units and three boilers in Concourses C and D at Dulles International Airport. The project upgraded all 37 skylights on the terminal to new fall protection standards including structural improvements and roof tie-ins. The skylight scope included an environmental survey of leak damage, repair and replacement of damaged drywall and close coordination to avoid any impact to the operations of critical and secure occupied spaces below. The team leveraged heat-loading analysis, energy savings cost studies and more to ensure our project solutions would yield the most
cost-effective outcomes for the airport.

On this design-build project, Balfour Beatty renovated 15 occupied United Airlines breakrooms and office spaces throughout Dulles International Airport (IAD). The scope of work included field surveys and development of the architectural and MEP drawings for all locations, coordination with the client’s IT team for the computer/AV equipment removal and reinstallation and furniture removal and storage for the ongoing construction work. Only one breakroom could be shut down at a time, so the team implemented a fast-paced phased schedule to complete each room quickly. The construction scope included upgrading the millwork, countertops, painting and flooring to the client’s new standard finishes, repairing existing HVAC and plumbing deficiencies to code, upgrading the electrical and data cabling work and installation of a security camera system.

The project’s scope consisted of new construction and renovation of an existing space and a new exterior storage area located within an existing patio. The project also included design-build MEP systems to support the client’s lab operations. The facility features multiple dry and wet lab spaces, including 16 new lab hoods and an adjacent open office buildout, as well as areas for chemical storage and machining.

For this family medicine practice, Balfour Beatty completed a multi-phased aesthetic renovation on an accelerated schedule, working seven days per week to finish in nearly six months. Interior aesthetic updates included flooring finish renovations, restroom floor tile replacements, removal and replacement of all wall coverings and re-lamination of all millwork counters and drawer and cabinet faces. Work on common areas was completed on weekends to prevent disruption to the practice’s daily operations.

Our team also constructed new offices, conference rooms, a kitchen and common areas and a flexible patient support area to maximize pharmacy productivity and patient satisfaction.

The team also renovated the adjacent Eisenhower Hall and site utility work to improve existing infrastructure’s connection to the new additions.

Cornish Commons was voted the Daily Journal of Commerce (DJC) Project of the Year in 2015 and was awarded the Design-Build Institute of America (DBIA) 2016 National Award of Excellence for Educational Facilities.

Sitework included construction of stormwater swales, retaining walls, asphalt paving and landscaping in the existing parking lot alongside new outdoor lighting systems.

This project consists of a 6,500-square-foot, ground-up building addition to the original high school constructed in 1970. The addition features a new front office and updated interior to support the high school’s administrative staff. The new space includes a reception area, principal and vice principal offices, a health room, restrooms and integration with the original building’s infrastructural systems. The project also encompasses extensive phasing and safety planning to coordinate around the occupied high school schedule with minimal impacts to daily operations.

Balfour Beatty constructed both core and shell and interior build out of this 3.1 million-square-foot corporate office facility for Liberty Mutual Insurance and KDC Developers. Located in Plano, Texas, this $350 million project includes twin towers atop an eight-story podium that houses parking for 4,600 vehicles. The project included the 250,000-square-foot Level 8, which features two call centers, two conference centers, a full-service cafeteria, a Starbucks, an on-site medical center, two rooftop gardens and town hall meeting space. Each tower provides 11 levels of office space, including a mixture of private offices, conference rooms and open workstations. Our focus on sustainable design and construction practices earned LEED® Gold certification for the core and shell portion of the project.

Bringing old-fashioned charm, Balfour Beatty constructed a ground-up ice cream parlor with a metal panel clad frame and storefront, a new steel support system for the building’s structural frame, along with the foundation and roof. All aspects of the project required careful compliance with local health codes. Additional exterior landscape finishes tied the new building into the surrounding city space.

Located on an occupied, 48-acre campus in the Legacy West development, this project involved core and shell construction and interior build-out of a 12-story, 540,000-square-foot office tower and two seven-story precast parking garages. The lower two floors of the tower feature amenity spaces, including a conference and training level as well as a full kitchen and dining area. The LEED® certified project was designed by HKS and developed by repeat client Kaizen Development Partners.

This project consisted of a new 10,000-square-foot retail building and adjacent 70,000-square-foot parking lot. The project also included a building pad and drive-through area for a future CVS building. The work involved extensive grading and relocation of existing utilities as well as treatment and removal of undesirable soils. Balfour Beatty was also awarded a change order to build out the T-Mobile tenant space within the retail center, bringing the final contract value to $4.7 million.

Our team also installed electrical connections to illuminate the newly replaced neon tubing lights, along with a timer to meet modern energy efficiency standards and a planter base.

This project involved the restoration and relocation of a historic neon sign in Downtown Seattle, Washington. After two years of restoration work and historical designation permitting, our team installed the nostalgic sign on a galvanized steel post where the public could still view the historic piece, mere blocks from where it originally stood. Our team also installed electrical connections to illuminate the newly replaced neon tubing lights, along with a timer to meet modern energy efficiency standards and a planter base.

For over a decade, Howard S. Wright, a Balfour Beatty company, has partnered with Portland General Electric (PGE) and the World Trade Center to complete multiple concurrent projects in this three-building, Class A office complex. Projects have included lobby remodels, amenity upgrades, elevator upgrades, vacant space preparations, restroom upgrades, a fitness center, a bike hub and numerous office tenant improvement projects. Many of these spaces remained occupied by public agencies, government officials and staff during construction, necessitating strategic communication, coordination and project phasing.

As partner to a local general contractor, Balfour Beatty constructed a new headquarters armor and administrative building, a separate warehouse building and two compound access control buildings for the Marine Corps mock embassy where servicemembers practice embassy security operations. The project also required the replacement of approximately 14,000 linear feet of 12-inch wastewater conduit.

This project consists of a 6,500-square-foot, ground-up building addition to the original high school constructed in 1970. The addition features a new front office and updated interior to support the high school’s administrative staff. The new space includes a reception area, principal and vice principal offices, a health room, restrooms and integration with the original building’s infrastructural systems. The project also encompasses extensive phasing and safety planning to coordinate around the occupied high school schedule with minimal impacts to daily operations.

Balfour Beatty constructed both core and shell and interior build out of this 3.1 million-square-foot corporate office facility for Liberty Mutual Insurance and KDC Developers. Located in Plano, Texas, this $350 million project includes twin towers atop an eight-story podium that houses parking for 4,600 vehicles. The project included the 250,000-square-foot Level 8, which features two call centers, two conference centers, a full-service cafeteria, a Starbucks, an on-site medical center, two rooftop gardens and town hall meeting space. Each tower provides 11 levels of office space, including a mixture of private offices, conference rooms and open workstations. Our focus on sustainable design and construction practices earned LEED® Gold certification for the core and shell portion of the project.

Bringing old-fashioned charm, Balfour Beatty constructed a ground-up ice cream parlor with a metal panel clad frame and storefront, a new steel support system for the building’s structural frame, along with the foundation and roof. All aspects of the project required careful compliance with local health codes. Additional exterior landscape finishes tied the new building into the surrounding city space.

Located on an occupied, 48-acre campus in the Legacy West development, this project involved core and shell construction and interior build-out of a 12-story, 540,000-square-foot office tower and two seven-story precast parking garages. The lower two floors of the tower feature amenity spaces, including a conference and training level as well as a full kitchen and dining area. The LEED® certified project was designed by HKS and developed by repeat client Kaizen Development Partners.

This project consisted of a new 10,000-square-foot retail building and adjacent 70,000-square-foot parking lot. The project also included a building pad and drive-through area for a future CVS building. The work involved extensive grading and relocation of existing utilities as well as treatment and removal of undesirable soils. Balfour Beatty was also awarded a change order to build out the T-Mobile tenant space within the retail center, bringing the final contract value to $4.7 million.

This 29,482-square-foot, single-story, structural steel project renovated and expanded George Mason University’s existing dining facility adjacent to Shenandoah Housing VIIIB residence hall, a former Balfour Beatty project. The team also renovated the adjacent Eisenhower Hall and site utility work to improve existing infrastructure’s connection to the new additions.

The top floor consists of a 7,064-square-foot amenity space that houses a fitness center, media room, community kitchen, gaming area, fireside lounge, laundry room, music practice rooms and a roof deck. Cornish Commons was voted the Daily Journal of Commerce (DJC) Project of the Year in 2015 and was awarded the Design-Build Institute of America (DBIA) 2016 National Award of Excellence for Educational Facilities.

Sitework included construction of stormwater swales, retaining walls, asphalt paving and landscaping in the existing parking lot alongside new outdoor lighting systems.

Our team completed the renovation, seismic upgrade and roof replacement at this two-story, 260,000-square-foot high school, originally constructed in 1968. Construction was phased over two summers with an extremely accelerated schedule to avoid disruption to students during the school year. Our team’s early preconstruction involvement enabled cost-saving feedback on means and methods, constructability, material selections and site investigations for the roofing, structural and mechanical, electrical, plumbing and fire protection (MEPF) scopes.

This 16,500-square-foot tenant improvement included AHU upgrades, lab space construction and high-end lobby finishes. The project’s scope consisted of new construction and renovation of an existing space and a new exterior storage area located within an existing patio. The project also included design-build MEP systems to support the client’s lab operations. The facility features multiple dry and wet lab spaces, including 16 new lab hoods and an adjacent open office buildout, as well as areas for chemical storage and machining.

For this law firm’s newly relocated corporate offices, Balfour Beatty completed an extensive, 83,000 square-foot, three-floor upfit. The new headquarters offers space for more than 280 employees, meeting rooms, a fully equipped café and employee coffee areas on each floor. The firm’s office space also includes customizable, collaborative spaces with Skyfold walls to control the size of each space. Delivered in just six months, this first-generation space provides Parker Poe employees and their clients a serene and private space for legal services.

These projects include 11-story and 10-story tenant improvements in two neighboring buildings encompassing 500,000 total square feet. The buildouts included office space and an associated support program, a large-scale kitchen with café and dining amenity spaces in each building and enhanced micro- and nano-kitchens on each floor. The project team coordinated with another contractor to build these spaces on the heels of shell and core construction and successfully turned over the project on time amidst the COVID pandemic.

The design promoted inter-office communication and maximized daylight to the interior. High-end finishes included wood-veneered reception walls, ceilings and adjacent visitor and coffee lounges.

Natural Gas Partners relocated from their current office at William’s Square to the newly built Harwood 10 building in Downtown Dallas. Balfour Beatty customized their new space, including an office finish-out, kitchen upgrades and a war room. The scope also included back-painted glass feature walls in the elevator lobby and a reception area with high-end veneer cladding running throughout the space. The project was a finalist for a 2019 interior design award.

Phased construction provided swing space for employees to continue working while the renovation was taking place. Our interiors team carefully coordinated with our company’s core and shell team to tie into existing MEP systems and equipment, enabling the project team to suggest significant and impactful changes to the core and shell of the building including the addition of the centralized connecting stair and a full-height sliding glass wall system that opens to the 19th floor terrace.

The 50,000-square-foot, curved-theme space features an open atrium with an interconnecting grand stair. Glass conference rooms throughout can change to private meeting areas surrounded by electrified glass with just the flip of a switch. The 125,000-square-foot legal floor features open office space, individual, small and medium conference rooms as well as sit-stand workstations—a modern twist to promote collaboration.

To transform this mixed-use building’s rooftop, Balfour Beatty constructed a new concrete slab atop the building. Bolstered by structural steel, the new rooftop slab tied into existing penthouse spaces, conference rooms and lounges. Our team also renovated the existing penthouses into new restrooms featuring all new automatic fixtures and mosaic tiled walls and lifted a new rooftop air handler to the building’s mechanical yard, along with steel dunnage and louvers.

The complex ground floor and lobby renovation of this Class A office building includes extensive improvements to the ground floor façade, interior lobby, common areas, tenant spaces and conferencing center. Creative project phasing ensured tenants of the building had complete and unfettered access to the elevators during demolition and construction. Howard S. Wright, a Balfour Beatty company, also completed multiple spec suites and tenant improvements, elevator and lobby corridors and restroom upgrades within the building while the Class A office building remained occupied.

This project consisted of a multiple-phase lobby renovation and exterior courtyard renovation of
a high-end office building. Renovation included ten elevator cabs and a new reception desk. Multiple temporary walls were constructed using coroplast and poly curtains to create a unique and high-end renovation barrier. To ensure the work was completed safely and securely, Balfour Beatty also maintained close coordination with the facility team throughout the project lifecycle.

The Rotunda Repositioning project encompassed the renovation of three floors of core restrooms, all service elevator lobbies, parking garage elevator lobbies, corridors and the two-story main entry lobby. The team worked to re-tile restrooms, replace lobby stone with hard tile and install additional millwork panels for the lobbies. Additional upgrades included corridor painting, installation of new carpeting, exterior improvements to the patio and entrance and new elevator finishes. A phased approach with significant nightwork limited any inconvenience to the tenants.

Balfour Beatty completely transformed this Class-A office building with a 4,000-square-foot lobby renovation and 6,000-square-foot fitness center renovation. To renovate the lobby, our team converted the existing granite terraced design to a warm, park-like space with floor framing, planter boxes, trellises and a stone reception desk. The latter component converted an existing restaurant space into a new state-of-the-art exercise facility more desirable for building tenants, featuring a weight room, studio, locker rooms and restrooms.

This renovation project brought new life to a building that sat vacant for years in a prime Seattle location. The project included renovations and exterior envelope upgrades to the four-story, 80,000-square-foot office building. The scope also involved major seismic upgrades that required drilling more than 10,000 holes into the concrete slabs and footings, ranging in depth from six inches to five feet. The project received the 2015 Engineering News-Record (ENR) Northwest Best Projects Award of Merit for Renovation.

The Watermark project consists of interior and exterior improvements to two adjoining buildings formerly known as River Forum I & II, aimed at enhancing the main lobby and giving the four-acre corporate campus a more modern and inviting feel with its unique riverfront setting. The project included a large, custom millwork package and the addition of a fitness center, lounge, locker room upgrades, bike parking and interior upgrades in all common spaces of both buildings. This project encompassed two concurrent 180,000-square-foot tenant improvements in adjacent buildings over just six months. Construction began with demolition of the interior space, leaving nothing but existing concrete flooring and exterior walls. Two grand atriums were added to each building, which required cutting through three stories of existing post-tension slabs. The project received three prestigious industry awards: the Design-Build Institute of America (DBIA) National Award of Merit – Commercial Office and Best in Design – Architecture, the National Association for Industrial and Office Parks (NAIOP) Night of the Stars Redevelopment/ Renovation of the Year and People’s Choice Award and Engineering News-Record (ENR) Northwest Best Projects Award of Merit for Interior Design/Tenant Improvement.

Located in the heart of Inman Park, next to Atlanta’s bustling BeltLine, the historic Krog Street Market features a West-Coast-style market selling produce, goods and prepared food. Balfour Beatty expanded the property to include two new brick and metal panel buildings, including one four-level building, one three-level building and one pre-cast, five-level parking deck, totaling approximately 122,000 square feet.

Balfour Beatty provided demolition, renovation and construction services to transform 18,000 square feet of offices into new high-end, vibrant, retail storefronts with luminous signage. Additional upgrades to the building included installation of a new service elevator, removal and replacement of an existing storefront and the reconfiguration of an existing parking lot to accommodate retail parking. Exterior work included new curbs and gutters, sidewalks and asphalt resurfacing.

This adaptive reuse project included the rehabilitation and restoration of existing, pre-war row house buildings in historic, downtown Atlanta. Our team converted these landmarks into 32,200 square feet of office tenant spaces and 13,800 square feet of retail and restaurant tenant spaces. The project involved the structural rehabilitation of existing wood timber frame construction, restoration of existing skins, new roofing and windows and new MEP systems to create a rustic space with modern comforts.

Balfour Beatty converted the existing lowest floor of a law firm’s headquarters, previously used as office and storage space, into a new parking structure. The team completely gutted the space and added a new concrete ramp to connect the added space to existing parking levels. Throughout the $1.8 million project, our team employed creative solutions to avoid disrupting parking in the occupied garage above. Our team also extended the existing elevator to the new parking floor and constructed a new elevator lobby.

This LEED® Gold project consisted of modifications to two adjacent buildings in Portland’s Chinatown district and included a seismic retrofit and core and shell component. Build-out of this 90,000-square-foot facility converted the former warehouse into creative office space and reinforced the existing office building for improved seismic safety. The project celebrated the historic character of this 1930s warehouse, highlighting the exposed concrete and heavy timber structural elements while introducing modern amenities.

The center features 18 replicated storefronts surrounding a makeshift green space. The facility serves 15,000 local middle school students annually, providing students with continued exposure to Junior Achievement’s (JA) innovative youth financial literacy programs.

The dynamic interior design surrounds guests with luxury accommodations and showcases artwork from emerging local artists and photographers. Our team also performed exterior upgrades that include a re-roof of the building and replacement of mechanical units for all rooms. With phased upgrades performed to two floors at a time, the hotel remained occupied throughout the six-month conversion.

Located in Portland’s Old Town Chinatown neighborhood, this project coupled a hotel in disrepair with a new nine-story tower, creating
a boutique hotel that has helped revitalize the area. The project included 122 guestrooms,

The renovation required a seismic upgrade
of the existing concrete and wood structure with upgrades to foundations, new steel brace frames and additional shear walls and diaphragm strapping/reinforcement. Our team also lowered the basement by twelve inches to create a more habitable space.

The scope of work included back-of-house space, a breakroom, a stock room and an 8,500-square-foot sales floor aligned with the outdoor and lifestyle brand’s aesthetic vision.

Dulles Airport Skylights

This design-build project entailed replacement of 37 skylights, 24 rooftop units and three boilers in Concourses C and D at Dulles International Airport. The project upgraded all 37 skylights on the terminal to new fall protection standards including structural improvements and roof tie-ins. The skylight scope included an environmental survey of leak damage, repair and replacement of damaged drywall and close coordination to avoid any impact to the operations of critical and secure occupied spaces below. The team leveraged heat-loading analysis, energy savings cost studies and more to ensure our project solutions would yield the most cost-effective outcomes for the airport.
Dulles United Breakrooms

On this design-build project, Balfour Beatty renovated 15 occupied United Airlines breakrooms and office spaces throughout Dulles International Airport (IAD). The scope of work included field surveys and development of the architectural
and MEP drawings for all locations, coordination with the client’s IT team for the computer/AV equipment removal and reinstallation and furniture removal and storage for the ongoing construction work. Only one breakroom could be shut down at
a time, so the team implemented a fast-paced phased schedule to complete each room quickly. The construction scope included upgrading the millwork, countertops, painting and flooring to
the client’s new standard finishes, repairing existing HVAC and plumbing deficiencies to code, upgrading the electrical and data cabling work
and installation of a security camera system.

For this family medicine practice, Balfour Beatty completed a multi-phased aesthetic renovation on an accelerated schedule, working seven days per week to finish in nearly six months. Interior aesthetic updates included flooring finish renovations, restroom floor tile replacements, removal and replacement of all wall coverings and re-lamination of all millwork counters and drawer and cabinet faces. Work on common areas was completed on weekends to prevent disruption to the practice’s daily operations.

Balfour Beatty relocated and constructed a new 22,143-square-foot office and showroom for BBQ Guys, an outdoor living and grill retailer. The project included interior construction of an occupied, populated, two-story space in the Halcyon, a mixed-use development. The 6,700-square-foot showroom and design center is located on the first floor and includes a street-level patio space for grilling demonstrations.

This 55,000-square-foot phased renovation included a complete gut of the occupied, three-story building. Remodeled elements consisted of interior office space, new radio production facilities, audio/visual editing rooms, acoustically rated finishes and a highly secure reception area, including bullet-resistant entry and critical infrastructure for data management. Sitework included new concrete entry, sidewalks and non-conforming site upgrades that tie into the surrounding city streets and sidewalks. All work was completed successfully while the facility remained fully operational with no disruption to the broadcasting system.

This project features the three-floor, 71,990-square-foot renovation of Willis Towers Watson’s 500 North Akard Street offices in Dallas. A dramatic monumental staircase connecting the three floors and unique lighting throughout give the space a futuristic look and feel. Construction included nine new rooftop units flown in by helicopter and reconfiguration of a three-story atrium with new ceilings and lights.
